1. The first step is the assessment of buyer's needs and goals, establishing priorities and criteria and how they apply towards properties that are currently on the market. Budget and mortgage pre-approval are most important factors. I will provide at least three reputable sources for mortgage financing.

2. Next step - defining search areas and types of properties according to the allocated budget. A consultation on the appropriateness of various neighbourhoods and/or buildings and factors that may affect values and future re-sales. Although the services are free (the buyer agent is compensated through the listing broker), I will give you a thorough estimate of the costs you can expect in buying a home (i.e. land transfer, tax, legal fees, etc.).

3. Viewing the properties that have been selected according to search criteria. I will send you listings as they become available and any unlisted properties that are made available to us through our extensive database of past clients and contacts. I will arrange for private showings so that you can tour the selected homes.
4. When we find a home that interests you, the home's value will be assessed based on multiple criteria including what similar units/homes in the same building and/or area have recently sold for.

5. Next step is making an Offer on the selected property. I prepare and explain an Offer and all related documents. I present an Offer to the seller. During offer negotiations, I will use my extensive experience and negotiating expertise to ensure that your home is acquired at the best attainable price and terms.
6. After the deal is signed, I help to arrange technical inspection of the property, find a lawyer, obtain home insurance, etc. I will monitor and inform you on the progress of the purchase agreement, including the satisfaction of all contingencies and conditions during the entire transaction.

7. I control entire process from the beginning to the end. After the deal is closed, I can help you to rent out the purchased property and with all other related questions.
8. Our relationships doesn't end when deal is closed. I will keep in touch and always advise my clients to contact me without hesitation if there are any questions I can help or problems I can resolve.
